Property Condition Analysis: Our many years of performing both residential and commercial inspections assures that our clients will receive an accurate and unbiased assessment of a property and its condition. The reports provide useful information in an easy to understand narrative format complete with photographs and summary.
Development of project specifications: Typically this firm works in conjunction with the client(s) and the architect(s) to specify products to be used, and establish measurable standards of quality. The intent is to provide contractor candidates a basis on which they can provide an accurate bid cost. Reducing variables reduces risk and assure all contractor candidates are biding on the same project.
Development of Construction Contracts: The client's needs, architectural plans, engineers requirements, municipal and state codes, completion times, schedule of payments, lien management are all considered when placing a construction project "out to bid". We can also review the plans with the intent of increasing value and reducing costs ("Value Review"). Many expensive problems are avoided when the terms of a contract are based on the client's needs as opposed to using the contractor's contract.
Construction Management: We use our over 27 years of award winning construction experience to assist our clients in evaluating contractors and specialty sub-contractors. This firm acts on the client's behalf to ensure that specifications, codes, schedules, change orders and high standards quality of construction are maintained. This firm can act as a liaison between the client, contractors, building department; coordinating efforts and reducing client day to day involvement.
Contractor Resolution: When problems arise between the client and contractor our firm provides both parties with alternatives to legal action. Fair and knowledgeable intervention can be invaluable to keep a project on budget and on time. When the need arises, we have acted as an expert witness representing our client for construction related issues.
